I was able to rent the garage to a seasoned electrician running his business through there only coming in and out to stock his truck once per day.I hope to be able to convert the second floor into an ADU as soon as Feb 2nd rolls around.

If you're cash buy and hold, then maybe you just leave it and work around it with uneven floors. 

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

All it needs now is a little TLC to bring it to life—think fresh paint, new fixtures, etc.The cabinets, floors, and walls are all in good shape, so you’ve got a solid starting point.

Thanks Sam & Heather Jones  I did sub out most of the work, the hardwood floors, tiling the bathrooms, carpet, granite. 

The good news is that there are plenty of investors who would be interested in the property as-is and even more investors interested if:- The property is in an area they are familiar with- The property is in a desirable area- You are deep into the eviction process (it seems as though you are)- You can deliver 1 unit/floor vacant (this could happen before closing)That said, if you can keep it, I'd say do it.

Needs gutters, full kitchen and bath, floors, paint with some drywall repair, windows, front porch and the deck on the rear is pretty poor as well.

Now the living room and 2 bedrooms that just had new flooring put in them 8 months ago are ruined from the leaking water from the HVAC and have to be replaced again.

I will also be doing all the cosmetic things you can think of: paint, flooring, bathroom reno, kitchen reno, so I am open to carpenter or design suggestions.  

In some areas, we board up the 1st floor windows until we are about to start marketing the property.
