One thing that concerns me is it seems like you could be approaching this from a simplistic mindset.

For God's sake why is this simplistic fundamental detail missed over and over and over again. 

Nobody but us enjoys it, and it results in one of the two bad outcomes: either we confuse the heck out of investors, or they run away with a dangerous simplistic conclusion that Brandon/Michael/Ted/whoever else said Yes/No - when very rarely these debates have a yes-no conclusion.

What is a simplistic software to assess current property as well as keep track of finances such as profit?

I think realistically, 150 hrs or even 200 hrs is more likely, especially for a new STR owner.Here is the Excel table my husband did, with some very simplistic assumptions.

I would also wonder why the property manager who screens the tenants better than an app would have so many evictions that court becomes a normal part of life.I guess in my lucky simplistic mind I don’t see the need for a manager.
