You're probably too late to do it for school (where your teammates could be roommates), but you'll be in a good position to do so with your teammates in minor league ball. 

- Rent out the extra bedrooms in your unit to roommates or for even higher rent on Furnished Finder.- Rent out the other unit as STR or MTR for max cashflow - which will require you to become an expert at those businesses.- Learn how to do your own repairs & rehabs to save money now.

You will want to provide basic amenities like included washer/dryer since living conditions are already less than ideal with that many roommates so you don't want the added hassle of them needing to go downtown to a laundromat. 3.

Then ask yourself if you still want to be living with roommates in 5 years.

I rented a 4-bed house in Royal Oak, then got 3 roommates that I charged each 30% of the rent, so they covered most of my  rent.You can do the same if you buy a house:1) More rooms the better, if renting to fellow college students.2) Can YOU live in the basement?

House hacking I think is the best way to scale quickly and save money if you're willing to have roommates.

@Ben Berg with renting rates, roommates or a straight rental, you always look at comps, or comparable homes.

And if necessary, get a roommate to share an apartment with.
