Also, prior to starting this new job, I have been in respiratory therapy school for 2 years full-time with no income.I have known many nurses who started out fine with FHA loans at 3.5% down a few months into their job after graduation despite not having any previous work experience.

If the tenant can prove that they were actually sick (ie, has a doctor bill from the last couple of months for a respiratory infection, asthma attack, etc), then I'd consider some additional compensation - at least pay for the doctor bill.
