One of the others is 200 lots plus with townhouse lots which are popular.and the 3rd one about 110 lots its a land assemblage so layout is not standard.I assume they got it as raw land/ag? 

If the structure on the property is determined to have no value, be careful when you consider paying the “value of the land”.The value of raw land is different than the value of land with an existing structure, even if the structure has no value.  

Do you export the raw logs or do you do some manufacturing of them before you sell them.

The people who write it are backend programmers, their is no user interface or anything, it is a raw portal, All systems with an API are like this and they are very convent if you have someone who knows how to use them.

Agreed the biggest issue will be labor especially on the west coast and say Texas were Hispanic labor makes up HUGE portions of the manual labor force and Agricultural.. your not going to get born and breed US citizens to work in the fields picking fruit ..

By BS I mean he is leading you on to believe these deals are low hanging fruit and can be found with very little money or effort.. that simply is not true someone like him if he is doing volume is spending big money each month on direct mail and SEO..

All channels can work, though some bear fruit more consistently than others.. especially when you’re hoping to avoid heavy renos.

You have the means to purchase and intend to offer owner financing (you) to the buyers of your lots.That sounds pretty straight forward as long as you are able to carry the loans and deal with any defaults.I don't have a background in raw land deals, so that's all I got.Thanks for the feedback and I will keep these things in mind as I move forward. 

We're going to go with the raw level quick.
