Keep in mind that a rat can enter any entry that is the size of a quarter. 

I personally just want the monthly/quarterly updates and the inbound wires received. 

Then based on @Michael Baum's suggestion, I think I will have my cleaner and/or maintenance person do monthly/quarterly maintenance like using using enzyme based cleaners, grease fighting drain treatments and hot water flushing. 

One of my friend happens to be a RE agent, landlord and a property manager himself and he seems to feel that as long as she pays rent on time and does not create nuisance, not to worry much and just keep do a quarterly property inspection.

Not in all cases but more often then not.Additionally you have to have solid management who is checking on the property at a minimum once per quarter as many times I find these tenant don't always report issues timely.  

And then decide what it will take every quarter, month, week, and day to be able to achieve those goals.

I use a CPA, too, but I like to do my own bookkeeping throughout the year and send him a tax package quarterly to review.  

This way we reduce our monthly legal expenses and have cash reserves to weather the next few quarters during the virus.
