I think you just need to ask yourself what strategy are you looking to use in your pursuit?

Interestingly, this artistic pursuit beautifully intertwines with my love for real estate, a field that has also introduced me to some of the industry's brightest minds during my performances. 

Your genuine pursuit to educate investors in every BP episode is beyond commendable.

(I'm sure you know as ex-mortgage, but I'm putting it out here anyway for others) First, make sure you have your pre-approval for any financing you'll need before you even start your pursuit.

You're not ready to invest if you're overwhelmed and stuck.Figure out what you want to get out of it, what risks you want to cap and then that narrows your pursuit.

My actual pursuit of a deal has not happened.     

I suspect your damages will not be worth much pursuit, but maybe a letter to seller and seller’s RE broker indicating the issue might result in some recovery.

@Roy N. and Jeff Beard Thanks for your responses...you summarized the options well.While the property might be beautiful, if the numbers don't justify pursuit then the right thing to do is walk away.
