Why do you think purchase contracts are so long and have such small print?

The warranty is an absolute joke, please read the fine print. 

I love the blue print they made for me showing how all my businesses, trusts... are laid out.

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.

It's a breeze, I logged a whole year and printed off reports for my tax accountant in about two hours.

This is just my opinion and most likely wrong, but the US and its printing of money put themselves in this hole where now their debt is expensive to service which is why rates are high.
