This is generally accepted as Prima Facie evidence the Notice was  delivered, regardless of whether the tenant received the Notice or not. 

I always send one copy via Registered Mail, Return Receipt Requested, a second copy via Regular Mail, and a 3rd Copy via email if I have an email address.The Registered Mail Return Receipt is accepted in JP Court as Prima Facia Evidence the Notice was provided regardless of whether the tenant received the letter, did not open it, ignored it, whatever!

Again as a general observation with obvious exceptions, agents tend to become prima donnas once they get any volume.  

So if you have extra cash, and you are in Canada, then pay down your prim, as there is no tax deduction benefits in Canada on your prim like the US. 

The Agency’s investigations are complaint driven, so we rely heavily on the public, and our licensees to bring these individuals to our attention"@John Thedford  I suspect this is what John is talking about I suspect the laws are the same in FLA and they are now starting to follow up on complaints.. its easy in Oregon we only have about 3 million people and they WILL follow up on written complaints but as the investigator said its complaint driven.I funded I think the largest turn key operator in the Orlando area 4 to 5 years ago and he bought all his deals from Licensed wholesalers.. just real estate agents who specialized in distressed assets is really all they are.. so the big ones in FLA know they need licenses to resell what they don't own or they need to get into title.also I asked about transactional funding IE double close .. state of Oregon now this is Oregon they seem that as prima Facia evidence that the middle man did not own the property and therefor until proven other wise marketing again a property they did not own.. even though they came into title . but if the state see's two deeds in one day pretty obvious.. and a cease and desist will follow along with a fine.. but as she states its like wack a mole.. the big issue for buyers is so many wholesalers are total beginners in real estate you have a long of time wasted and or bad deals going down.wholesaling is more pronounced in the worse neighborhoods or very distressed assets.

Again I doubt the LoI meets the prima-facie requirements for a contract and thus as Robert just pointed out, it won't be binding and despite possible threats won't be brought to court.

(I'm a cash-flow investor though so haven't researched those markets further, just hearing positive feedback from appreciation-oriented investors.)We personally had lousy luck in our first market (total bust after many offers) and our team wasn't working well together either (our property manager thought our realtor wasn't doing his due diligence and was showing us terrible properties vs. our realtor thought our property manager was a prima donna who only liked Class A properties ... they certainly weren't partnering to bring us leads).
