I applied for a HELOC and when they ran the title it came up that the 8k grant is actually a second "soft" lien against my property that will go away after 5 years which prevents this bank from allowing me to have a HELOC.

Maybe they would/could take it upon themselves to pay for the repairs to the roof to salvage your unit and prevent further damage then they would go after the HOA to recoup costs.

Oh bud, I think it would do that we’re gonna need lender’s consent as well and that’s what I’m trying to prevent, but maybe they do it under them handle that part and then after the fact transfer it.

Any additional mail costs $.50-$.76 depending on the size... so to prevent you from having hundreds of $.50 charges on your credit card, the default "reload" is $50 (you can set this to whatever you like in the app).Hope this helps....

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.

If you hire a PM, your financial account structure can be simpler.If you plan to continue purchasing rentals, I like some key accounts at the "management" level (income, opex, tax, owncp, reserve) and only have 1 checking account per property to prevent having 100 accounts and unnecessary complexity.
