She's thinking of giving it to him out of desperation but doesn't want to since all the mortgage was paid out of her pocket.

@Albert Johnson sounds great, but wholesalers will lock you into a contract with the hope of selling it off to someone else and pocket the difference. 

I told them that I work with real estate investors that would be able to help them and put some money in their pocket to help them with their crushing debt and bills so they wont go into foreclosure on both houses How did you finance this deal?

Also, Bigger Pockets is a great resource, and you will probably be able to find buyers on this site.

Hello all I'm new to bigger pockets I've been learning about real estate and the different ways real estate can benefit me now that I have a plan and know more specifically what I want out of it I'm just stuck on how I should go about buying my first rental property

I have a property on the barrier island that I do not want to list on MLS but I am interested in connecting with realtors or investors who typically sell or buy pocket listings and may be interested in this property.

One way to think about this is these two will also own the businesses and want, of course, to steer it in a manner that fills their wallet the best.
