Anyone out there have experience buying mixed use properties in smaller towns?

Hello,Does anyone have recent experience working with The Loan House in Tennessee?

@Richard NguyenI just set up my first SDIRA a month or so ago, so I haven't had enough time to speak too much about experience, but the company I'm using (recommended by my CPA) doesn't charge AUM type fees. 

Curious if there are any investors that have experience working with b2b property management or Truehome Ohio property management?

Does anyone have experience with these?

I'd like to hear any good and bad recent experiences you have had with this lender.  

If so invest locally, gain experience and knowledge, scale up and go from there.
