If you have enough water permeating the tiled walls to actually run down the wall to the pan, you have bigger problems than what a coating or vapor barrier could address.With full contact of thinset, there shouldnt be enough connecting voids for water to pass.

I even find severe urine can be in the walls, from both peeing/spraying on lower walls and trims and I think (not sure exact science) it even permeates surfaces of sheet goods (like sheetrock, paneling etc).

I did that, needless to say still to this day the smell is so bad, it permeates the whole house and gives everyone a headache, I have complained to the real estate but they are insisting that their hands are tied.After literally spring cleaning for well over 3 weeks everyday after we moved in, I finally got the house up to the standards it should've been in before moving in and what we were lead to believe what would happen.
