In my opinion a fully passive RE investment is the most risky because you give total control to others. 

Unless this is strictly a student housing for IU play you would want to be extremely hands on to make this work in my opinion.

Everyone needs to run their own numbers and not take the wholesaler's price opinion or rehab budget.

This is my personal opinion, which probably won't be popular.If you are worried about the cost of hiring an attorney to create a proper operating agreement for your LLC, you probably don't need an LLC, and if you choose to use an online site to create an LLC, you probably get the protection you paid for.

In my opinion, once you know the rates for a specific deal, the best practice is to underwrite base on the upper threshold of the range for similar deals to be conservative.

I asked this question with the SC BFI and am waiting for an opinion.

The few people I've talked to don't really have good opinions on it.
