It's not impossible to do a 1031 exchange out of a property while carrying back a note, but it's complicated enough -- if you're going to make the deal attractive to him, find out if he plans on looking at a 1031 and come prepared with information to help him navigate the hurdles that come with the seller financing. 

Congrats on looking to start in Real Estate.I started around 3 years ago, have flipped over 20 properties personally and helped my investors BRRRR/flip another 50 or so.

Definitely plan on looking more into those area but I will reach out because I’m sure I’ll have a ton of questions.

I will focus on looking for an experienced, real estate-focused CPA when I get a little farther along in my journey, perhaps in the next couple years, since I currently have one rental.
