You give up some upside when sitting out a bit, but you save yourself for another battle down the line. seems like you can make things work by investing in local markets, so don't chase the paper dreams of long distance markets just yet.

Arizona allows commission credits toward closing, so that part’s fine it’s just about handling the tax side correctly.Bottom line: You’re still getting taxed on it, but with the right accounting strategy, you can minimize the hit.

Are you escrowing taxes and insurance or are you waiving tax and insurance escrow...... and on  and on and on.  

They did leave on their own before eviction owing me around $7500 which I will never see (one with Cancer, one on dialysis).

I'm looking for specific feedback of investors who have either renovated or built new in areas that give 10 or 15 year tax abatements and the benefits you saw to the bottom line on at least a 2 year hold but better on a 3-5 year hold.
