the Most important thing is to find an market that is growing in population and Jobs. 

This is causing a huge influx of people moving here for jobs.

Perhaps seek out and audit GPs and their private offerings and invest with them as an LP.

I have allot to offer as far as being a general partner but I also might be doing a little wholesaling in the meantime while I learn more.

I like markets with diverse job drivers, and it is always helpful to have major corporations locally.
