That kind of cashflow is just unrealistic in my neck of the woods. 

My business partner and I just opened up our property managment company in the Chicago/Chicagoland area and it is not easy to do this the "right way".Honestly you can get yourself into some serious trouble if something happened with a tenant, an injury, anything and they sue and find out you don't have a license.

Since you mentioned a construction site injury in your initial post, the best way to proactively avoid premises liability claims is by keeping a clean worksite.

In Cleveland, they may pay a premium, but in MY neck of the woods, the max rent allowed is far below market.

Hello,I have a potential tenant that is part of a Community Living Program and I am looking for other peoples experiences dealing with these types of tenants.So the tenant had a traumatic injury and now their insurance pays out a set amount each month to cover their living expenses.

We move into our house tomorrow in the Porter's Neck area.

Personally, I am not comfortable with anyone hovering an ax over my neck, confident they simply won't use it "cause".

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
