My mother is a RE agent back home in California (30+ years), I have one rental property in Virginia Beach, and I'm mostly interested in BRRRRs, flips, and long/medium-term multifamily properties.

I guess the question turns to which set of tools is optimized to medium term.

One thing that I would like to add to this list is making an investment without having enough extra money to get through the medium times as well as the bad times.

PM fees are high, exactly because so much work is required in managing STR.
