Once that’s done can I transfer ownership of Property C LLC to Blue Capital LLC so that way Blue Capital owns 100% and manager manages Property C LLC.I believe this structure will keep all assets separate and organised and maximise asset protection while minimising liabilities.Any comments or opinions please state below.

What this means is as your equity increases your positive cash flow decreases because more is being paid to cover the value cost of your equity.If on the other hand you distribute your cash among several properties, keeping each to a minimum amount of equity, you are maximising your return on you entire investment portfolio.

If a income property can not still cash flow with 100% financing it is a poor investment as a income property.By using leverage you maximise your returns multiple fold.Partner with your father, his money, your management and purchase 5 properties with leverage instead of one with cash and multiply your returns 10 fold.

Equity will kill your cash flow due to it's high opportunity value.Spread your money around to as many properties as you can and you will maximise your returns.
