BP team - I have 14 months to properly prepare and plan a massive deal via 1031 exchange to spend $750k. 

There will be some massive development pushes in this area which will undoubtedly change the character of some neighborhoods, but also provide much needed housing inventory.

Not a single one of the properties I was under contract for made any sense once the massive price increases were put in play.

.: This might be common knowledge but is there an average rent per square foot for single family that I could assume for quick estimates while looking for deals?

If it's the same 212 loan that I have some high level knowledge on, they offer fix and flip loans and are generally associated with a specific wholesaling firm. 

Thus transferring not just the decades of knowledge this master had gained, but the hundreds/ thousands of years of knowledge he himself had received from his mentorship.
