Louis, most of my investment properties are of the same era as yours and were built of stone masonry foundations. 

Blowing in insulation to the attic on receipt will pay for itself.If it is a masonry structure there can be a whole host of nightmares surrounding deteriorating brick, especially around windows.

Now you very well may be dealing with structural issues, and the masonry damage is a concern for that as well, so you’re potentIally looking at a very expensive rehab.

We got a few quotes from the various masonry companies its about $1,000 on average to fix, the chimney is structural sound and these estimates are to remove it completely..

Great question Patrick.I was driving for $$ in my market and noticed owner neglect (high grass, damaged masonry, etc.). 

@Mark Ainley If its under 6ft and not masonry anyone with a GC license can pull an easy permit online (assuming the property is not owner-occupied, otherwise the owner can do so).

Even the ceiling is wallpapered.I came into this from renovating masonry apartments in Greece.

I spoke to a couple of masonry companies and there is no way to repair it.
