My Borrower moved his company to Delaware making it an LLC there which makes me a bit worried that he might try something and try to get out of the loan by splitting the llc .

If i lived in San Jose, the first RE investment that i would consider is a local property with an ADU that had distribution on the lot that would allow a profitable lot split.

I haven't reviewed the Standard Lease Agreement yet, but all I need is the right to sublet, and possibly some negotiated capital responsibilities (owner pays for repairs over a certain amount or split responsibilities on certain expenses).

Keep that in mind:)Regarding partnering, have tried it several times and most times it ends with a split.So, if you go forward with partnership, recommend making sure you both agree in writing, on how a split would work.Otherwise, you an both share everything you leanr and help each other out monetarily as needed.

If that doesn’t get a response, you could offer to split the cost since it’s a shared liability.If they still don’t respond, you might have to handle it yourself for peace of mind — as frustrating as that is.

If we were to split like this on our current development, our engineers would collect 25 to 35 times as much as we paid them on a straight up fixed cost contract.
