Now some can build in teams and still maintain a decent quality per transaction but much harder to do.There is a human element to real estate that consumers crave when making one of the biggest investment decisions of their lives.Maybe one day in 20 to 30 years AI will become so mainstream and the younger generation will embrace it as a normal way of doing things.My research has shown talking with thousands of millionaires over the phone the last 2 decades wanting to invest in commercial real estate that technology adoptability on average varies by age.Lots of 70 and 80 year olds have snail mail only.

It does work, many people have retired from this method, but it takes 40+ years and its main stream and, in my opinion, what I think is the easy path.

@Michael Bishay you're mistaken if you think buying S8 rentals will make your portfolio easier to manage and more profitable.You're just trading one set of problems for another.But, you probably won't heed this advice:(So, yes, seeing if/how any Class C tenant has trashed their current home, will give you an idea of if/how they will trash yours is a great screening tool.We've been doing this for almnost 2 decades.The COVID mainstreaming of Zoom has made it so much easier!

Land area spans from Rio Grande City to South Padre Island.I think it's not heard of often bc we're not as mainstream as other big cities and we are also a border town so cartel violence tends to be the issue that comes up.. but Mcallen has actually been ranked top 3 in one of the safest cities to live in in 2023.

Or like I have seen there are a lot of bad actors out there and you will have groups that do this with no intention of every paying on the sellers mortgage and will rip the rents until the houses are lost to foreclosure when that starts to get acute and brought to main stream something could happen regulatory wise.
