If a landlord needs to enter a property for an inspection or repair, a two-day notice is required.Our Governor passed anti-squatting legislation a few months ago which allows owners to have the police remove them as opposed to before where it was considered a legal issue for attorney's to deal with.

For those reasons I see it quite remote that any state could come up with legislation to stop a sub 2 transaction or automatically call it.. there is already a vehicle in place to call the loans.. its up to the holder of the note to enforce it if they wish..

Even when wholesalers “kinda’ admit to the seller that they are going to “wholesale” the property, they still tend to mislead the seller by talking about “financing partners”, “equity positions”, “mentors” “membership” etc.So, various states have, under the banner of consumer protection, enacted legislation to restrict the use of the “wholesale” transaction in RESIDENTIAL OWNER OCCUPIED real estate - note, not commercial property and not residential when the transaction is between 2 investors.
