Keep in mind more then 70% of agents do/did less then 4 transaction all year last year.

There are of course lots of data you can over analyze, but personally after many many years of investing I like job growth, population growth, wage growth, and last 5 years apartment permits. 

If you've enjoyed a lot of appreciation in the value of your primary home, you may want to start a timer to sell before losing the "lived in the house for 2 of the last 5 years" capital gains exemption (limited; not infinite, but big).
