Try to charge them and suffer the consequences.

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.Good luck.

@Frank Pyle yeah, this is pretty normal and the type of home you use isn't of consequence. 

Realize there will be a cost but also realize the value in a highly appreciated property in CA and the consequences of selling.  

If you refi a property in an MMLLC and then distribute the loan funds, there is likely no tax consequence.

I do not recommend this level of tax fraud as the consequences can be serious.good luck

Something else to think about, when's the last time somebody gave you a loan to buy more S&P 500?   

The last time I stayed in one, I was charged a large cleaning fee and then met with a list of what to clean prior to us leaving.
