The soffit wouldn't be terribly hard to build out and would look cool.Otherwise it looks cheap and like @John Underwood said, a kids room.

Recently retired, and planning to rent out our current home as first gig, since we're moving to another state to be closer to kids/grandkids.

These “tests” were utilized with the specific purpose of segregating the classes in each grade; the “1” class was reserved for white kids, the “2” class was reserved for Hispanic “Puerto Rican” students, and the “3” class reserved for black kids.  

I would go with either FHA or FHA 203K loan (3-5% down) have some money left over for cosmetic improvement (paint and little else haha) live in for a year and rent.

Some neighbors also told me that there seems to be more people living in the house (on the lease its supposed to be the lady and her two kids 4 YO and 8 or 9 YO).

I get kind of weirded out when I see folks leave their left over grounds.
