I agree with you but for different reasons.Engines of economic growth —> population growth and high density —> more liberal people.But alsoEngines of economic growth —> higher returns.AndAlso population growth —> higher returnsI consider the government policies to be at best secondary.Just look at the Midwest where outsourcing led to and population decline led to stagnant or decreasing housing prices in cities like Rochester, Buffalo, Cleveland and Detroit despite all those cities being decidedly blue.

For all that work, it seems even less likely to be able to compare bids from different lenders ... if you can find two lenders that you can get competing bids from (on the same loan product), then you've hit the jackpot as far as I'm concerned.

Since ADU rules were liberalized by Seattle in 2019 (one attached + one detached allowed on any single-family lot, no owner-occupancy requirement, no restriction against separate sale). a number of spec builders in Seattle have been building what may look like a townhouse triplex but is legally a single family primary homes plus two ADUs, one attached and one detached.
