Why add an ADU if it can be purchased cheaper?

I recently purchased a property with the intention of doing a fix/flip.

The seller's LLC pays capital gains tax and depreciation recapture, while the buyer's LLC uses the purchase price as the new cost basis.

My husband and I are approximately 6-12 months out from executing on our first real estate purchase.
