Again, this is with commercial/investment property; owner occupied or consumer loans may have legal issues rendering this technique non applicable.  

Innovative approaches like these are key, you always have to move, adapt and think to figure out a smart approach and make it work for you in today’s market, your case is a great example. 

It is an advanced technique that requires expertise and being well funded.Also, once someone has received a notice of foreclosure, it shows on his credit report as a foreclosure and you can Not save his credit by buying the house before the auction.

I'm not against innovation but every point you raise is pre-existing or illegal/ against regulations.
