Assuming you don't have a personal or familial relationship with the current tenant, I would ask if it's worth your time (and mental health) to forgo $75/month AND deal with the multitude of issues with the current tenant.

Most of my leads....lead to mental health issues. 

A "miserable corporate job to no where" isn't all that bad - health insurance benefits, 401k matching, probably some sort of discount stock purchase plan, stability, lenders like it.

Balance Sheet is a snapshot of the company's financial health at a specific point in time.Income Statement is a showing us the health on an operating POV.

A smart construction company knows not to do too many roofs during the summer due to the health risks, so they will bank them up quite a bit in the cooler seasons (winter is usually too rainy).

What's the health care system look like?  

Destroying the house calling board of health for tenant damages and literally every little thing creates huge expenses.

Owner only gave us $2k to work with, so we took care of Health & Safety issues (to avoid lawsuits) and did our best to spread out the rest to make the property look "decent".

They do yearly inspections of my property to make sure there are no health and safety issues.  

A good question to ask yourself when determining what needs repaired would be: "Does this item affect the health and safety or habitability of the unit?
