What is the most pain free (and, ideally, tax-free) way to accomplish this?

Class B - Class C, anywhere in GA would be ideal but open to anywhere to invest.

I'd been hoping to not "go overboard" since it's just an owner-occupied house hack in a SFH so it sounds like I *could* keep things simple.This isn't so much about the software but I saw you're active in LA; did you find that the templatized leases via KeyCheck/Rocket Lawyer suited your MTRs? 

Do you know of any neighborhoods that would be ideal for that criteria? 

Most of my clients run their SFRs at a 25%-30% (excluding vacancy/credit loss) operating expense margin and most of the banks I deal with on their DSCR loans underwrite using 35%.

You would be leveraging more which doesn't seem ideal for you.
