Remove mud / lathe - use a roofing shingle shovel. 2nd level tip, leaving the little skinny boards will hold in blown in insulation, in interior walls that won’t matter.

I keep comparing to Aussie and other countries world wide.Buyers agents pretty much don't exist and only listing agents do.true, US is almost always the most complicated one, in other country no need to have buyer agent but there're more, no need to pay tax when selling house, no need to put all 2000 pages disclosure when selling house  , no need to have house with so many certification (required in some states ) before renting it out , no need to hire expensive licensed american-born General contractor when repair house, no need to call specialized licensed educated electrician / plumbing with ipod because it's just .... plumbing. no need to pay tax with annual increase .... no need to pay ridicilous amount of insurance every year no need to check their credit score and immigration status when renter is impying LOL the list is on and on

If you buy a skinny deal , do not expect anyone to make less so you can make a profit .

It wouldn't take much for me to become the prototypical fat lazy landlord rolling around to pick up fat stacks from his starving skinny boarders, so I at least try to get my dog to the river or the dog park a few times a week, I go out in the garden and pull some weeds (but don't smoke them, those days are long past), hop on my tractor and get some arm exercises in pulling up and pushing down on the joysticks, and get some stair-stepping in when I forgot something down in the garage.

Then add r&m reserves, vacancy reserves, etc and you are in negative territory.If you do 75% LTV on $220k it makes a little more sense, but it is still a skinny deal.I'd love to get others opinions on this.
