As an STR/MTR host & co-host in North Atlanta, I’ve found pairing AirDNA with the ‘enemy method’—scouting real listings—grounds the numbers.

I’m a little skeptical of taking reviews from the company itself if you know what I mean.

Anyone have experience investing with Roers Companies, developer and operator of new multi family properties? 

When I did my research for buying my properties in Costa Rica, I had one of the big STR management companies like Evolve analyze my potential profits and I used that info to raise money through bringing on partners to buy the properties.

What about if you set up a maintenance company that maintains all of the properties, then you have a real estate attorney prepare all of the lease agreements.

We purchase a property March 2024.  We started Airbnb April 2024.  My parents live out of state and the purpose was to give them a place to stay for an extended period of time and we will Airbnb it when they aren’t he...

As an STR/MTR host & co-host in Metro Atlanta, I think self-managing in a tourist area can work well, especially if you automate as much as possible (smart locks, dynamic pricing, messaging templates, etc.).Since you're just getting started, focusing on a turnkey or lightly updated property might make the transition easier.
