Your simplest option is a hard money loan or private loan against your free and clear property to provide the cash for the rehab.

However, our current hard money lender only funds one loan at a time, limiting our ability to take on multiple deals simultaneously. 

Traditional lenders won’t approve it, and hard money lenders who offer this type of financing all the time look for experience, assets, or strong equity in the deal.Partnering with someone who has financing or experience is realistic approach when starting.

We hate to call it "hard money".

(I also don't understand how you have a hard money loan with a rate of 7.25%...)offering an equity position that you then buy out in just a few years seems like way too much complexity and risk when you say you just need 30K.

Hard Money loans have been the downfall of many new investors.

Since prices are so cheap, you don't need to worry about hard money.
