Buy a rental, find a S8 tenant, sign a lease, submit paper work to the housing authority, wait for inspection, fail inspection, fix issues and schedule next inspection, pass inspection, move tenant in, done.There, I just taught you how to do it :-)  thats was my gameplay :)

1. you're right in the new ones from developers don't produce any cashflow. you might want to look at the secondary market to get better yields as the properties are already built and can cashflow right away. also easier to see comparable rents in the same development. check bank repos, distressed sellers and the like. you might also want to get a parking slot for added income as they can be leased out separately. it's also quite difficult to sell without one should you decide down the road. developers usually have an in-house leasing team to handle property management which we use for some of our properties.

@William S. lots of large wholesalers and flippers hire assistants that are paid base + commission.Mostly cold calling work though, which is tedious.

Most of my units are 1 / 1 apartments of similar configuration which has made it a lot easier to slot in new tenants with minimal gaps in the schedule.

The best deals do have "accredited investors fall from the sky" they fill up 3 days after an email to existing investors :DThe deals I keep getting with non-accredited slots usually suck.

This also allows the existing coin slots to be used so if the card reader or wireless has a problem you can still run.

It does not need to rain nearby to get a flash flood down a wash, that is why hiking slot canyons requires a knowledgeable permitted guide (definitely a bucket list item).

That way as you grown and if you need someone to take over that part of the business, maybe they can slot right in.Quickbooks seems to be the #1 recommendation, but I'm sure there are others.
