I know to value things differently, so when I was investing I had STR firms give me the same numbers on the 12-month look back, yet the forward 12months almost none of it came into fruition.

Congrats @Brett Merrill love to see a creative solution come to fruition. 

You could purchase the property now with a Hard Money loan that has a 12-18 month term and then when the term comes to fruition you could refinance out of it into a conventional (or you could refinance earlier).

In class D areas the numbers may look like a 15-20% return but the reality is those numbers rarely come to fruition because of evictions, and damage to the property.
