I found my calling with financial investments (securities, including those related to real estate).Somehow I had the foresight to buy a home early in my corporate career ("buy the biggest house you can afford because housing prices will always go up, the balance on your mortgage will always go down, and your income will always go up").

This requires a bit more planning to make sure you never term out of your commercial mortgage during a period of time when values are not favorable for a refinance like at the bottom of a market cycle.So with sufficient foresight and use of the pro's while minimizing the con's I side with commercial financing from a RE investor perspective, but for the newer aspiring investors I will side with conventional since its financing with training wheels that favor the borrower.

@Patrick Murphy Firstly, congrats on your awesome foresight!

I know there are stocks that beat that, but what percentage of stockholders have had the foresight and fortitude to hand on when the market tanks.  

I would like to think I will have referrals that I could kick over to a business partner; I just don't have the foresight to know how often those referrals would be. 

It was bought as a rental property when I did not have the foresight to realize I would not want to manage them myself forever.

Man I wish I had 2o/20 foresight!

The founding fathers of this country set up our current system of government in such an amzing way because they had the foresight of external threats as well as the internal threat of the abuse of power by members of the American government.

I’m on the streets everyday all day in every nook and cranny in this area, I’ve come across many deals that aren’t even listed yet and some of the estates I’ve worked with I could have made a fortune by now had I had the money, foresight and guts to put myself on that limb.
