We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel. 

Weekends brings in people visiting family or going to a foot ball game and week nights is mostly contractors or other blue collar groups needing a place for the week that is nice but cheaper than a hotel.

I always tell my clients that this time of year can be a great time to get a bargain when everyone else is Christmas shopping and talking about football. 

Initially we thought weekends for football games, homecoming, graduation and ect would be our clientele but  I’m liking the idea of weekly stays from these types of guests.  

Hearing peoples opinions on BP on where to invest is like asking someone their favorite football team. 

Currently you’re essentially a peewee football kid asking the coach how to run circles around the professional defense. 

Many will be well educated on their housing options guided by their brands, teams and universities, and are well capitalized and qualified on a short term 3-6-12 month basis, and I actually had a client purchase a newer townhome in Tallahassee for lease to a football player at FSU..Keep in mind the top earning NIL athletes stretch across multiple men's and woman's sports. 

I often wonder if the remote location (20 minutes up the mountain) is a turnoff and travelers are starting to prefer motel-like accommodations that are close to the main highways.Houses in the middle of the woods with no view, houses that are non-cabin style like they belong in a normal major city suburb, no game room, no deck to take in the view, no hot tub, no area for a fire pit, no room for extra activities like corn hole or throwing the football, poor driveway, steep entrance, tons of stairs etc.

I'd also suspect that as an owner-occupant, one might be able to skirt strict STR laws, and rent out a primary in an extremely in-demand market, especially in the near-term (think collecting huge fees seasonally around CU football games the next few years).
