Trying to run a successful PMC is difficult but trying to run multiple companies - VR, Annual, cleaning, and landscaping is probably going to give you an aneurism.

The wood floors were refinished.

Bought under assessed value, slight value add through cosmetic rehab (paint, light fixtures, flooring) What was the outcome?

Gutted main floor and new construction second floor for added sqft. 

The places are kept clean and In perfect condition.  

While the area showed promise, the house itself was in a state of disrepair, featuring outdated fixtures, worn flooring, and deferred maintenance.

Both bathrooms need a complete remodel as well as the kitchen, the ceiling in 2 of the bed rooms are bowed (previous roof leak that was fixed) so new ceiling drywall, appliances, flooring, and paint throughout.

Like the push to get tiny houses accepted and zoning changed,   a "cleanly well run rooming house" business model has yet to get much muninicipal acceptance tracktion.  

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

First floor has a newer furnace (2016), two units upstairs share one furnace.
