I hear there's a recent case in Federal Court where an investor was found NOT GUILTY of violating anti spam laws because his text was asking to BUY a property, which isn't sales (which is what marketing is). 

Security deposit will take care of the last month of unpaid rent, but I'm considering filing a small claims court lawsuit to get a judgement for recoverable damages.

I'm not a lawyer or anything and don't have any experience with the ones I've wrote in the past in court. 

Tell them you’ll cancel your court date if they pay you the rest by the court date.

Paying this out of pocket is going to hurt badly after I've already lost rent for the past 6 months plus court fees.

Sadly, if he didn't do it right, all the structure was pretty much worthless, because it could have gotten thrown out in a court case.
