Flipping can be feasible in one area for years and be a total bust the next year when every project comes in at a loss.

I'd recommend to first look at where you'd like to invest it to see if it's feasible or if you need to adjust your buying criteria.If you're not in the market for something new then I'd look into adding an ADU on the lot and upgrading the windows on the main unit to triple pane glass so that the noise doesn't bother your future tenants.

It all seems pretty feasible and attractive, but curious if there are many lenders or investors actively taking advantage of the program.   

Hence you needing to retain an Architect and have them do due diligence into the feasibility at which part of their services would be checking what is able to be built in compliance with the applicable jurisdictions. 

Hi @Suhaib Rehman,I don't believe John has been active on BiggerPockets for some time now, but the Cape Coral market, and a few others surrounding, are certainly still feasible for investment purchases depending on your strategy and investment parameters.

Are there elevated general or tax related cost or complexity to structuring this way, that would make it non feasible for someone just starting? 

I know you mentioned house hacking, so not sure if this option is feasible.

Upfront out of pocket isn't feasible, going into debt for it doesn't make sense either.

@David Matthew I hate the thought of giving up the sub 3.5% loans but if you're ROE is sub 4% then I believe you're having the right thought process if a cash out refi or heloc isn't feasible right now.
