I started my Career in Lake County Ca. and half that county burned down over the last 10 years.. probably 2k homes got destroyed so not as epic as say the fires in Napa and Sonoma.

HOLD & REFI - The improved cashflow (I have one lender saying he could get me into a DSCR loan at 6.5% which would 3x my cashflow) is enticing, but I'm don't want to risk anything especially having been burned once and would prefer to be on the up and up.

I'm not an SME on immigration law, but I know that you can get burned pretty badly if you run afoul of OFAC and AML stuff.
