I am afraid we will fall for a property with a false sense of a good deal.Are there any suggestions to help me run an analysis that would better account for the larger down payment and allow me to better analyze potential properties in the future.

It's a false circumventive solution, honestly. 

Because to provide the seller with value the wholesaler MUST possess the experience and knowledge mentioned above, otherwise the wholesaler is merely tying up the sellers property under false pretenses.  

We are reporting your false claim to Bigger Pockets based on not being able to substantiate your claim. 

I was told to do my own due diligence and I did and it was all falsely and fraudulently advertised.

While not a direct scam, their practices are filled with false promises and misleading information.

Hi, thanks for posting.Regarding what you wrote about "Since most flips fail these days." from my research that appears to be false. 

For example it was widely reported that US commissions were previously fixed at 6% and the lawsuit ended that (the article you referenced makes this false claim also, and frankly is terrible reporting IMO).

I know of a host that took a guest to court over a false chargeback on a large booking.

The appraised equity rarely materializes on a sale in these markets but the appraisals offer false impressions of the "asset" that was acquired.
