I have a personal umbrella from them that extends not only my personal home & auto liability, but also the liability coverage on my commercial STR policy. 

I'd like to know because if they select them as they are entered into their database, right after filing, then there is another good reason to always extend and file on the last day.

Since you have 488 sqft, I'm assuming that you have extended the existing (typically 400 sf) garage? 

One idea might be to offer a discount or incentive for extended weekday stays—say, booking three or more nights—to encourage longer reservations.

It is still a seller's market in many geographic locations, so you can ask potential buyers for an extended closing period and/or with options to extend the closing period. 

Renewed our next 5 year balloon periods and even extended one to a 7 year balloon.  

Umbrella insurance is usually a very large policy of $1 million or more, extending your coverage for larger situations.
