I'll leave it to the experts here to expound upon my notions.

My recommendation is to always have an attitude of gratitude, especially when asking something huge  for nothing.I don't call on my colleague friends withot saying I appreciate what was shared so far and would be grateful if they could expound a little further.

My interest stems from different factors; I'll try to expound, and I apologize that it may be a bit verbose (this is where you can be happy to NOT be in my head ;-).

Regarding occupancy, I'm feeling a little slow this morning...can you please expound on your explanation? 

If one assumed some outrageous figure like 20% of all tenancies ended in eviction proceedings, and then expounded on that by saying half of those would be professional scammer tenants, what you would have is a scenario in which 90% of all tenancies were problem free.

but we had to pay cash to get the huge discount.. but we did get our local bank to fund it with no money out of our pocket.. but most of the folks here on BP starting out probably cant get 2 mil signature loans like we did.anyway would be curious to have you expound on your model if you care too.I did a ton of sub to and foreclosure rescue in my day before the anti equity skimming laws were passed on the west coast
