One thing I didn't see mentioned was an equity partnership.

How can you deploy $250-270k on the next deal because that's realistically your equity position after the remodel.

If I do purchase, I'll most likely do 100% cash and/or a small position via DSCR if the numbers work out.

@Craig Daniels -while I do agree with others that 30% down for $175/mo cashflow is not a good investment, I will present a slightly more positive response.

I make around $110k+ per year, live off around $75K, have a mortgage ($1900/mo for rent, escrow, tax), around $40K in equity, and no other debt. 

Equity skimming requires an INTENT to defraud.  

@Daniel VargasAt 23 with a $500K HELOC, you're in a strong position, but Fort Lauderdale is tough for cash flow due to high prices.

Use your equity without a bank  to get your next deal done.
