Hey everyone,In today’s market, it feels like making deals pencil out is tougher than ever.

I’m not from the US and currently live in Europe most of the time.I’ve found some apartments that could work well for my needs—I plan to rent them out on Airbnb and reserve a few nights for myself when I travel there for work.My question is: apart from the purchase price (I’ve seen listings on Zillow averaging around $150k in areas like downtown Dallas, Old East, and Plano), what other costs should I expect—both during the acquisition and in monthly payments?

These deals end up sitting for a long time and they lose on it or breakeven.

My property holding LLC would ideally own the land/houses and manage the rentals once completed.When they are complete, I will have about $375K in each build and they should appraise around $675k each.

My question is should I keep working with this small local bank, is this a good deal, can I get a better deal, what are my other options for scaling as a small real estate investor.

Is it reasonable for me to ask the property manager for a breakdown of parts/labor costs? 

I have already shopped insurance, and the sellers are providing $5k towards prepaids/closing costs. 

When you get a deal sent to you, you know that the price is going to be X for rehab.
