The key here is that B’s property was a mobile home which was not legal affixed to the property (it was taxed like a car and had a title) … so after A had the same disclosures and I begged him not to buy “subject to” the closing was completed… SO… I scared the hell out of both parties, and caused the guru a lot of discomfort, and it took four hours for these transactions.

With some discomfort (lowering the retirement income deductions) I can pay off an ARM loan in 10 years, so I am not much concerned of ARM payment ballooning to 8.75% and me getting foreclosed :) I am currently preapproved for the loan products I mentioned above by a big national bank.Let me know if you need any other info.Cheers,John

Unsurprisingly, most people just assume it's not possible when in reality they just don't want to deal with the discomfort and the level of risk of doing what they need to do to get themselves in position to act on that first deal.Those people generally join these forums and then fade away after a couple of initial posts, would be my guess.
